The coming of October marks the end of summer and the beginning of the "SEASON" in Mesquite.  Despite increased green fees, the golf courses are quite full - be sure to make your tee time well in advance.  Mesquite hosted the Long Drivers of America this past week and the number of visitors to our community was up substantially.  If you missed the competition in person, be sure to watch the long drivers when the event is broadcasted in December.  And the best news is that we have experienced many more calls and inquiries about local real estate.  It is evident that the interest and demand for real estate is still there.  Showings of existing property included townhomes (priced near $400,000), single family homes (near $300,000), condominiums (priced near $130,000) and new construction in 3 new developments.  And best of all - our clients purchased 3 properties this month - 2 resale properties (a condominium and a single family home) and 1 new home.  Are you ready?

The season is upon us!

The fall is here and snowbirds are coming to town en-mass.  Calls into the office are up substantially as the pent-up demand and curiosity about housing and investment opportunities in Mesquite must be satisfied.  And people are making offers.  I have worked on 6 closings over the past 4 months - more than most agents in town.  We are in a buyer's market, and if you are considering, or even thinking remotely, about taking advantage of the sun, Nevada's low tax rates, very favorable pricing and interest rates, and a great community - it's time to act.  The golf courses are in great shape following the annual overseeding, the weather could not be better (little wind, daytime temperatures into the 80s, cool and refreshing evenings, and of course our most favorable friend - the sun, and plenty of sunshine)!  And if golf is not your game, outdoor activities abound.  We are only a short drive from some of the most spectacular scenary in the SW - Zion NP, Bryce NP, Lake Mead, the Grand Canyon NP, Death Valley, and more.  And if skiing is your favorite - try Brian Head - only a 2 hour drive away.  When the season hits, at 10,000 ft, you will find some of Utah's best skiing - fresh powder snow, expanded facilities, and spectacular views.  What are you waiting for?

There are just under 200 single family homes available on the MLS as of this morning, and almost 175 townhomes and condominiums are also on the Mesquite market.  This makes for very favorable buying opportunities for anyone in the market for a great home in the desert SW - either as a second home or as a primary residence.  As one very popular investment advisor on the radio recently said "this is a great buying opportunity.  Find the property that you want and negotiate the best price you can - and always start with a "low" offer.  The good news is that prices have adjusted downward, and most owners are willing to negotiate on price.
